Staging that protects a luxury sale

Empty rooms look smaller and cheaper. Over-staged rooms look like a catalog nobody lives in.

Occupied luxury homes often need editing, not a full install. Vacant upper-bracket homes usually need furniture in the rooms that justify the price — great room, primary, dining, outdoor living. We will not upsell a full stage when paint, lighting, and landscape would do more.

Lake and golf lots should be photographed for the amenity you are selling. Do not crop out the power easement and hope.
